AC maintenance for humidity and storm season
An air conditioner in Port St. Lucie is not a spring-and-fall appliance. It runs through the rainy months and most of the winter. Maintenance is how a coil stays a coil, and how a drain stays out of the ceiling.

The drain is the visit
In this humidity the condensate line clogs. A tune-up that skips the drain is a float switch shutdown in August.

Rinse the coil if you can see film
Salt film on an outdoor coil makes the system run longer for the same temperature. Inland houses need this less often than Fort Pierce waterfront lots.

Filters are yours between visits
A choked filter looks like a weak system. Check it monthly in the long season. We still open the cabinet and look at the coil.
What a tune-up is for
A tune-up here is not a sticker on the cabinet. It is a look at the parts this climate actually ruins: the filter and blower, the condensate drain, the outdoor coil, the capacitor and contactor, and whether the house is drying out or only getting cold.
A single maintenance visit can be scheduled on its own. Ask when you book if a recurring plan fits your equipment.

Waterfront is not the same schedule as Tradition
Salt load changes by the mile. Humidity does not. Both belong in the plan, in different proportions.

Cold and clammy is a maintenance finding
If rooms feel cold and damp, a fresh filter will not finish the job. Short cycling, a weak blower, a low charge, or a drain that is halfway blocked will leave moisture in the house. Sometimes the equipment is doing what it can and the house still needs a dehumidifier. We say that plainly.

How often should AC be serviced in Port St. Lucie?
More than a northern once-a-year habit, because the equipment runs most months. Near-water homes need the outdoor coil looked at more often than inland homes. We recommend an interval after we see the condenser.
Do I have to join a membership?
No. A single tune-up can be requested on its own. Ask about a rinse schedule when you book if your condenser sits in salt air.
