Newer equipment still needs care in this climate
A new home does not stop Treasure Coast humidity from doing its work. The indoor coil pulls water out of the air for months, and the condensate drain carries it away. Dust and algae clog that line, the float switch shuts the system off, and the house warms up even though the equipment is only a few years old.
Newer high-efficiency systems also use variable-speed blowers and communicating thermostats. When something goes wrong, the fix may be a sensor, a setting, or a control board rather than a big part. We check the simple causes first and explain what we find in plain terms.

Verano associations set rules for work hours, where trucks may park, and where equipment can sit. Put the community name and any gate instructions on the booking note. Side yards between homes are often narrow, and condensers sit close to fences and neighbors’ walls. Shrubs and stored items around the unit cut off airflow. Keeping a couple of feet clear around the condenser helps it run cooler and last longer.
Mini-splits for bonus rooms, garages, and additions
A common Verano request is cooling for a space the main system was never designed to serve: a garage gym, a converted bonus room, or a new sunroom. Extending ducts from an existing system can leave both the old and new spaces uncomfortable. A ductless mini-split adds its own cooling and dehumidifying for that room.
